As rent prices rise and space becomes scarce in Manhattan companies are pushing into Brooklyn. Energy discounts and the elimination of commercial rent tax given through the Lower Manhattan Revitalization Plan as incentives have encouraged online businesses into DUMBO (Down Under Manhattan Bridge Overpass), Red Hook, Sunset Park and the Brooklyn Navy Yard, making this area a haven for new high-tech companies. The streets seem empty, the buildings abandoned, but the risk taken by tenants have the benefits of a rate about $20 (U.S.) per square foot less than in Manhattan and a growing area that still holds the atmosphere of a small community and is fast becoming the new SoHo.
